How to Choose the Right Rental

by Kathy Johnston | Sep 14, 2020 | Renting | Return|

Great! You’ve decided that you want to rent a home or apartment rather than buy one. But now comes the potentially daunting task of finding the right rental for you. With so many rentals available throughout the Treasure Valley, it can be difficult to narrow down your options until you find “the one”. The team at Iron Eagle has set out to make the selection process easier for you by giving you three easy steps to follow when choosing a rental property.

Step 1: Make Lists

Lists are very useful when it comes to narrowing down options in an important decision. There are seemingly endless features that come together in a property, so it’s a good idea to browse through them to get an idea of what you might want. Before you even start your search, you should make these lists so that you can go into the search knowing what you’re actually looking for:

Absolutely Need to Have

This list is for all of the things that you have to have in your rental, and could include options like a garage, the number of bedrooms, or coming pre-furnished.

Want to Have

The list of features that you would really like to have in your rental, but aren’t exactly necessary go in this list. A pool, smart home security system, or extra storage might go here.

Want to Avoid

This list is for features that you don’t really want to look for in a rental but could be okay with if need be, and might comprise of utility bill responsibilities or, more generally, a townhome-style rental.

Absolutely Can’t Have

This is for exactly what it sounds like: the features that will completely turn you away from a rental.
Obviously, each of these lists will vary from person to person. This is why it’s important to take the time beforehand to make lists like these so that you can go into the rental search process with a solid idea of what you’re looking for.

Step 2: Search for Rentals

Now that you know more specifically what you’re looking for, it’s time to start searching for the perfect rental. There are many rental search tools available online to help you get an idea of what’s available or upcoming in the market.
In this step, it’s also important to consider working with a property management company like Iron Eagle. They have access to the rental market and know what properties are available or coming available, and they can help you find the rental you’re looking for. You also want to make sure that the property management company or landlord for the rental you’re looking at is someone that you can get along with; you will be working with them throughout the length of your lease!

Step 3: Find “The One”

Once you have searched around and found a few possibilities, it’s time to choose your rental! At this point, it might be a good idea to look back at the lists you made in Step 1 if you’re having trouble deciding between a few different options. This is a big decision, so it’s important that you know what to do so that you can get the best renting experience.
